New Home Construction!

This Custom home is located at the New Seabury Resort; in LITTLE NECK BAY. The first phase of construction is the staking out of the home and cutting of trees. Then we de-stump all the trees and take off the surface soil. Next we dig for the foundation and set up the footings to be poured for the foundation walls. The strength of the concrete is a 3,000 pounds per square inch (PSI). We exceed the code for State and Local Town requirements which only require between 2,000 and 2,500 PSI. Follow us through all phases and actually see the hidden quality that most people are not aware of for the construction of a new home.

Once the hole for the foundation is dug for the home, the foundation walls are set up and poured with a 3,000 psi mix of concrete. The forms are stripped two days after the pour and we let the foundation sit for 15 days before any construction takes place. This allows for the concrete to cure and prevents any unnecessary cracking. (Total curing takes 28 days to reach full strength.) We have also poured the floor that is four inches thick. Since the floor is over 1,800 square feet, we have cut control joints at the jogs in the foundation. The control joint is cut with a diamond blade and cut in the concrete a 1/4" of an inch, helping to prevent cracking of the floor. The first floor is ready for framing and we are using an engineered floor joist that reduces any noise or squeaking.

The construction of the walls for the first floor begin. All exterior walls are constructed, before we do any interior partitions. Once the first floor is framed we start constructing the second floor walls and start to tie in roof rafters. The exterior sheathing is 1/2" plywood for the side walls and roof.

When the exterior of the home is framed and sheathed the windows and roof are constructed along with the interior wall partitions. Some of the interior walls are reinforced with double studs, 4x6 posts or 4x4 posts. This enables us to strengthen the home for a more solid structure. This type of reinforcing exceeds the building code and gives an overall better product. Next we will insulate the home.

Once the home is weather tight and all of the rough electrical, plumbing and heating have been installed we get the home inspected by the local town building commissioner. He signs off to continue to the next stage of construction that is insulation. All exterior walls are insulated with 3.5" inches of insulation or an R factor of 13, the basement ceiling gets insulated with 6" inches of insulation or an R factor of 19 and the ceilings in the home get insulated with 19" inches of insulation or an R factor of 30. The R factor that I have mentioned is thermal resistance. It is the ability of the insulation to resist heat flow or loss of heat from the home. There are many types of insulation that can be used, but the home we are using has a fiber glass material that is installed into the walls. We also insulate the interior walls to sound proof or deaden any noise from adjacent rooms. Our next step after insulation will be to sheet rock and plaster the walls.

After the home is insulated we start to hang the blue board and start plastering. This usually takes between 10 to 12 working days. During the winter months, we put the heating system to have consistency in the drying process. Once the plastering is complete we will install the hardwood floors and ceramic tile. Once those items have been completed we start the finish work.

The final stages are beginning for the home. We install the kitchen cabinets and island and it will be measured for granite counter tops. The Jacuzzi in the master bedroom has imported tile to give it an elegant finish. All the trim and doors are installed and are ready for painting.

At this stage is the finishing detailed work that is started. The interior is finished, the granite counter tops are set in the kitchen, the marble trim is up around the see-through gas heatilator and the hardwood floors have been sanded and finished. Details of the stairway, master bedroom Jacuzzi and the living receive their finishing touches and the homeowner is ready to move. As we go through the final stages of construction, we are ready to landscape the property. A combination of Azaleas, Rhododendrons, Weeping Cherry Trees, Dogwoods and many other assorted shrubs enhances the total beauty of the home. The driveway is natural stone with a cobblestone border. The walkway is blue stone set in stone dust and lawn is prepared with 6" of loam and laid out with 1,200 square feet of sod. A custom deck that enhances the outdoor use is finished in mahogany with a natural stain to keep its original look. You now have the finished product, the home received its occupancy permit with the local Building Inspector and our job is complete.
